Property Buyers Agent Red Flags: 21 Questions That Expose the Truth
Choosing the right property buyers agent is one of the most important decisions you’ll make as an investor. A great agent can save you time, stress, and thousands of dollars — but the wrong one can lead you down the path of poor advice and underperforming properties.
In my last blog on property buyers agents I covered what a buyers agent does and why investors often turn to them. This post takes things further: the 10 most important questions you need to ask before you hire a property buyers agent, plus 5 bonus questions that separate the professionals from the pretenders.
These questions follow the four pillars of choosing a property buyers agent: experience, services, strategy, and transparency.

A Quick Note Before We Begin
The order of these questions matters. Start with the buyer’s agent’s experience and independence. If they can’t demonstrate credibility here, don’t bother moving further — you’ll only waste time sharing your goals with the wrong person.
Once you’re confident they pass the first test, move on to their fees and services, and finally whether their strategy aligns with your own goals. This way, you protect your time, protect your money, and ensure you’re only sharing your investment journey with someone worthy of it.
Experience – Can Your Property Buyers Agent Walk the Talk?
1. How Long Has Your Property Buyers Agent Been in the Game?
Why it matters: Time in the market means exposure to different property cycles, and experience that can’t be fast-tracked. The longer they’ve worked in real estate and through different market cycles, the deeper their understanding of risks and opportunities. If they’re newer, ask if they’ve worked in related fields like real estate sales, investing, or property management.
2. Does Your Buyers Agent Invest Themselves?
Why it matters: If a buyers agent doesn’t actively invest, they won’t have the same mindset, experience, or skin in the game. You want someone who walks the talk.
3. What’s Their Personal Property Investment Track Record?
Why it matters: Ask what strategies they’ve used, what has worked, and how they’ve grown their own portfolio. Their personal journey reveals whether they can actually deliver results.
4. Does Your Property Buyers Agent Understand Different Strategies — Renovation, Development, Rentvesting?
Why it matters: a wider knowledge of property strategies will help you develop your own portfolio at different stages of your property journey.
5. Are They Properly Licensed, Insured, and Professionally Accredited?
Why it matters: Beyond the compliance of a real estate licence, reputable buyers agents often belong to professional bodies (e.g., REBAA in Australia). Professional indemnity insurance is also crucial for investor protection.
You can can check if your BA is listed an for Australian buyers agents authority body by searching Real Estate Buyers Agents Association of Australia (REBAA)
6. Are They Truly Independent — Or Selling Property on the Side?
Why it matters: Some so-called “buyers agents” are also listing agents or affiliated with developers. This creates conflicts of interest where they might push stock they need to sell, rather than sourcing the best property for you. Independence is non-negotiable. If they’re tied to developers or selling stock, their advice is compromised.

Why it matters: Some handle negotiation and inspections, others don’t. Know exactly what’s covered before you commit.
8. How Long Will They Search, and How Many Properties Will You See?
Why it matters: Clarify timeframe, number of properties, and what happens if you don’t like the options. Be wary of “stock ready to go” — it’s usually a red flag for conflict of interest.
9. Is Your Property Buyers Agent Juggling Too Many Clients at Once?
Why it matters: You’re paying for personal service. Make sure they’re not juggling so many clients that you get pushed aside.
10. How Do They Communicate — and Does It Suit You?
Why it matters: Do they check in weekly, provide written reports, or call only when something’s urgent? Choose the style that suits you.
11. Do They Work With Investors, Homebuyers, or Both?
Why it matters: Agents focused on investors will understand yields, cash flow, and growth metrics. You want alignment with your goals.

Why it matters: Case studies and client success stories show how they apply their knowledge to help others succeed.
Strategy & Expertise – Does Your Property Buyers Agent Put Goals First?
13. How Does Your Buyers Agent Define a “Good Investment Property”?
Why it matters: Their answer should mention growth potential, cash flow, vacancy rates, demographics, and infrastructure — not just “a nice house.”
14. Which Metrics Do They Use to Analyse Areas and Property Value?
Why it matters: Look for evidence of real analysis: days on market, stock on market, vacancy rates, demand-supply ratios, building approvals, and population growth just to name a few.
15. Do They Operate Locally, or Can They Access Markets Across Australia
Why it matters: Market access matters. Broader reach means more opportunity, but they must also understand state-based licensing.
16. Does Your Buyers Agent Offer Genuine Off-Market Opportunities (Not Cookie-Cutter Packages)?
Why it matters: Off-market access is a genuine edge. If they can’t provide this, you’re not getting full value. It can’t be in the form of house and land packages or off the plan high-rise apartments – stay clear of any BA selling these types of packages.
17. What’s Their Negotiation Strategy — and Does It Actually Save Clients Money?
Why it matters: A skilled negotiator can save you money, lock in a great property in a hot market or get the terms and conditions that suit your needs. Ask for examples of deals they’ve structured or discounts they’ve achieved.
18. What Happens After the Purchase if Your Property Underperforms?
Why it matters: What happens after the purchase is the most important part. Do they walk away after the transaction, or offer portfolio reviews and ongoing support? True professionals want long-term relationships.
19. Does Your Property Buyers Agent Build Strategy First, Then Find the Property?
Why it matters: The best buyers agents build your plan first, then find properties that fit — not the other way around.
20. Will They Collaborate With Your Accountant, Broker, and Solicitor?
Why this matters: Successful property investing is a team sport. Your buyers agent doesn’t need to share an office with your accountant or broker, but they must be able to collaborate. Alignment across your team ensures your strategy, finance, and property purchases all point in the same direction.
21. Does Your Buyers Agent Outline a Clear Strategy for You Based on Your Goals?
Why this matters: A buyers agent should do more than source properties — they should be able to clearly outline a strategy that aligns with your goals. If they can’t explain how their advice supports your long-term portfolio growth, think twice before signing a contract.

The right property buyers agent should not only find you a property but also help you build the foundations for long-term success. By asking these questions, you’ll uncover whether they have the experience, independence, and strategy to guide your investment journey.
