You could pay higher interest rates for loans extras you don’t really need? Inquire about Fixed rates, Interest only rates (if applicable), variable rates or a combination of these – split loans where you can hedge your bets both ways. Work your numbers based on the information you get from your broker and compare it to your budget you reviewed before you sort a Broker.

Inquire about various loan programs they have available and the specific terms for each. There are a multitude of loan packages these days, and the more bells and whistles they have – ie offset account, redraw, pay down etc, often the higher fees associated with these. A lot of banks will have “Cash back specials” where if you sign with this particular bank, you get a some of money back after the loan is settled. Don’t be fooled, you will be paying for this somewhere in your package.
3. What fees are involved?
Ask about all the fees associated with the loan, including establishment fees, application fees, appraisal fees, valuation costs, and any ongoing costs of the loan its self – like a monthly administration fee, account fees etc.
4. Can you provide a Loan Estimate?
Request a Loan Estimate, which outlines the terms and costs of the loan, including estimated monthly payments. This is sometimes called a “Loan Offer”.

The first initial financial assessment and feedback from the broker – this would include you doing a SOFP (Statement of Financial Position) and the broker giving you feedback about your potential capacity to loan.
Loan Options – the broker comes back to you with some options based on your goals, budget and capacity.
Conditional Loan Approval – you have picked a loan you prefer and suits your needs, the broker has submitted your loan paper work to this bank, and the bank is willing to take you on as a customer, based on the conditions outlined in the “Loan Offer”
Property Valuation – this is normally part of the condition of the Loan offer. Once this is done, and the valuation of the property has been confirmed and stacks up, the loan can proceed further from here.
Loan Documents – there is no loan unless you have signed on the dotted line. These documents should come after the valuation has been confirmed. If you are waiting on these, then there is a challenge or a hold up somewhere in the pipeline.
Settlement Date – just like the loan documents, if here isn’t a settlement date, there isn’t a settlement, and no settlement means there isn’t a loan. Follow up with your broker and have this confirmed.
7. Can you explain the fixed rates policy for interest rates?

A list of the documents needed to apply for the loan is essential. This should be in an email, with an outline of all required documentation needed from you so you can best prepare.
